Im gonna give it to superman returns a overly hype heavily budget movie that tanked at the box office.

I was unimpressed by X-Men: The Last Stand except in spots (like the Easter egg in the credits), and I haven't seen Miami Vice (no interest) or Pirates of the Carribean (minimal interest), so I can't speak to them. But how on earth do you define "tanked at the box office"? Since when is an opening weekend draw of over $52 million "tanked"? Or $84.6 million in its first five days, selling about as many tickets initially as the first X-Men? Or domestic box office to date of $190 million? Or worldwide box office to date of $337 million? Sure, it fared less well than Spidey, X-Men, or Pirates, but that's a looooooong way from tanking.

For a movie that had a 270 million dollar budget in its ten year development you would expect a bigger profit then that, they barely made back what the movie cost.

Dude, check your math: the site you cite states:

Total US Gross $190,524,000
Production Budget $204,000,000
Worldwide Gross $336,524,000

That worldwide gross--after only two months of release--of $132 million OVER the production costs. The figure I've usually seen--$240 million in production costs--includes false starts for over ten years which are not directly attributable to the movie which was actually made, but even then, it's $100 million over production. That's $100 MILLION, not "barely ... what the movie cost"!

Those movies weren't nearly over hyped as superman returns.

Neither Superman Returns nor Xmen: Last Stand met my
expectations this summer.
And since i am a huge Marvel Comic fan , Xmen probably
rates as my biggest disappointment of the summer
among the big name films despite it's
huge gross at the box office.
the Xmen fan base, reputation, previous film successes and
as usual, a terrific marketing rise to make the Last Stand
a turnout the opening weekend, but unlike Pirates,
word of mouth crushed Xmen 3 the following weekends
after so it didn't have much legs to continue it's
rolling success.

Even a mere Jennifer Alston romance flick managed
to knock it from the top ranks.
Like a great many viewers, i thought it was
horribly directed. ( bret ratner) it was far too rushed
and left a lot of holes in to many scenes and storylines,
far too underdeveloped in regards to the characters.
Instead of continuing and standing out the uniqueness
of the Xmen, it basically made it a mere special effects film.

i have to admit that i enjoyed the 2nd Pirates movie a bit
better than the first because it had better CGI special effects.
and as usual Capt. Johnny Depp stole the show. the film
had a good cliffhanger towards the end and very well set up
the coming of the 3rd and last film installment due in
May 2007.
i figured Pirates 2 would do well but i never expected it
to totally shatter Spiderman's weekend box office record.

i was eager to see Bryan Singer's work in Superman Returns
since he exited the Xmen scenes.
i thought Superman Returns had too few special effects
scenes for my liking.
and gave me the impression of it being more a love-story
than a superhero action film.
there's a balance in it for me.
for example, the 1st Spidey film was the perfect
superhero film that had the perfect balance of superhero action
character development and romance.

never saw Miami Vice and i never took
Snakes of a Plane serious to consider it a disappointment.
usually the summer is loaded with blockbuster films and
and anticipated film to see ( no, not my Super Ex-Girlfriend)
suprisingly, there was nothing at all to give Pirates
a run for the money in July, perhaps a major reason why
the film had top legs for so many weeks running.
